Check the Temperature and Pressure
Valve at the top of the unit. When you release the valve, it should let out hot water. If it does it is working properly. BE CAREFUL, this water is scalding hot.
Let a bucket of water out of the lower drain every six months. This will help clear sediment from the decaying anode on the tank interior.
Periodically check the outside of the tank and all connections for leaks. A small leak, caught early, can prevent major flooding damage later.
Consider painting the area beneath the water heater with a waterproof paint. If there is a leak, this paint will prevent floor damage.
